WHERE IS THE LETTER THAT YOU ARE REQUIRED TO MAIL TO EACH OWNER?
Rufus, ICI is responsible for mailing them. I’ve spoken to Dick Smith about this and while they acknowledge their obligation they seem to be in no hurry. We’re planning to send have the HOA’s attorney send a letter to ICI about a variety of topics, including a financial audit for the last 5 years, and will include a reminder of this in the letter.
Incidentally, I saw your email about auditing the books, and want you to know that you have the right to review Association records at Specialty Management’s office, have copies made (for a fee) and take photos or scan documents (for free). Some of the older records are in storage so I’d call and tell them what you want to see and set up a time before going to avoid wasting a trip.
